Our Specification
Our Garden Rooms are be constructed on a concrete piled foundation.
This enables us to build on even the most uneven ground in your garden.
For the floor joists we use 4"x 3" C24 preserved timber joists spanned at the correct distances. The joists are filled using 70mm Celotex or Ecotherm insulation and then decked over using 22mm tongue & grooved flooring panels.
We use 4"x 2" C24 timbers for the walls which are fully filled with 70mm Celotex or Ecotherm insulation.
The external walls are then sheathed in plywood and wrapped using Tyveck Membrane, then counter-battened and finally cladded using zero maintenance composite cladding which is available in a choice of 8 colours.
The roof is constructed using 5"x 2" C24 preserved timber rafters and fully filled using 70mm Celotex or Ecotherm insulation and then decked over using 18mm plywood.
The roof is made water-tight using a Firestone EPDM premium membrane with matching black fascia trims which comes with a 20 year manufacturers guarantee.
We generally install our roofs to fall to the rear and fit one gutter along the back for the rainwater to fall into a vertical downpipe which we would suggest you run into a water butt.
Our doors and windows are powder coated aluminium and come in various RAL colours with 28mm double glazed units.
Each Longleaf Garden Room comes with with between 4 and 10 x double sockets, recessed spotlights (quantity depends on room size), External spotlights fitted within the external front overhanging soffit above the sliding door and a room size dependant electric heater.
All electrics must be supplied from the main house consumer board which will need inspecting prior to any work commences.
All of our Electrical works are carried out by a registered NICEIC Electrician.
We can run water supplies and drainage if you require a kitchen or shower room in your Garden Room but this is an extra cost and will need to be inspected on site prior to work commences.
Flooring can be included in your bespoke quotation depending on your personal choice.
For internal works, every Longleaf Garden Room is plaster boarded and skimmed by a professional plastering team and then painted with a choice of your colours.
